Nisha Patel is the founder of Care Property Hub and a full-time property investor based in Birmingham. With 18 years as a Senior Data Analyst in the energy industry, she brings a strategic, data-led approach to every aspect of the platform.
Nisha built her own portfolio of HMOs and rent-to-rent properties before moving into care-led housing, completing multiple deals across the Midlands in partnership with housing associations, local authorities, and care providers. She is a regular speaker at national property and care events, and a known voice on the intersection of compliance, quality, and social impact in supported housing.

When Magdalena arrived in the UK at just 22, she had £600 in her pocket and didn’t speak English. She worked in warehouses and later in care, eventually managing six branches — but the stress and long hours left her questioning her future.
A turning point came when she discovered property investing. With no money to start, she began sourcing deals, then moved into rent‑to‑rent and built her portfolio step by step.
